Being licensed doesn't automatically mean an agent has the experience you need.

Before choosing an agent, ask:

• How many buyers have you helped recently?
• How familiar are you with the area I'm considering?
• Do you regularly work with buyers like me?
• How often do you negotiate contracts?

You want someone who understands the process, not someone learning alongside you.

Do They Actually Know Your Local Market?

Real estate is extremely local.

An agent may know the general market but not understand the specific neighborhoods, builders, property taxes, resale values, or development happening in the areas you're considering.

Ask About Their Negotiation Skills

Finding a home is only part of the job.

Your agent also needs to help you negotiate the purchase.

Ask how they approach:

• Seller concessions
• Repairs and inspection issues
• Closing costs
• Appraisal concerns
• Contract deadlines

You don't want an agent who writes an offer and hopes for the best.

You want someone who knows how to protect your interests throughout the transaction.

What Happens When Something Goes Wrong?

Real estate transactions don't always go according to plan.

Inspections can uncover unexpected issues. Appraisals can come in low. Financing can take longer than expected. Deadlines can be missed.

Ask your potential Realtor:

"How do you handle problems when they come up?"

Their answer can tell you a lot about how they work under pressure.

Don't Forget About Post-Closing Support

Your relationship with your Realtor shouldn't necessarily end when you receive the keys.

A great agent should still be a resource after closing when you have questions about your home, local contractors, property taxes, future selling plans, or your next real estate investment.

Ask:

"What kind of support do you provide after closing?"

It's an important question that many buyers forget to ask.
