Avoid This Costly Mistake When Buying a Home!

by Alexa Peña

When you’re buying a home—especially in this fast-changing market—there’s one mistake that can cost you thousands, delay your closing, or even lose you the house entirely:

👉 Not understanding the appraisal.

Most buyers confuse the appraisal with the inspection, but they are two completely different processes with very different purposes.
And misunderstanding that difference is what leads to frustration, overpayments, and preventable surprises.

In my latest blog + video, I break down what an appraisal really is, how it’s determined, and why it matters more than you think.

🏡 Avoid This Costly Mistake When Buying a Home

Whether you're a first-time buyer or upgrading to a new property, knowing how the appraisal works can save you time, stress, and money. Let’s break it down step-by-step.

1️⃣ What Exactly Is an Appraisal?

What an appraisal meeting is? Appraisal at work

An appraisal is a professional estimate of a property’s fair market value.
It’s not about how much the seller thinks the home is worth… or how much you feel it’s worth.

It’s a formal evaluation conducted by a licensed third-party company, hired by your bank or lender, to ensure the home’s price matches its actual value.

Why it matters:
✔️ It protects the bank’s investment
✔️ It protects you from overpaying
✔️ It confirms you’re buying a home that matches the loan amount

Without an appraisal, lenders won’t approve your loan.

2️⃣ Appraiser vs. Inspector — Why Buyers Confuse Them

So many buyers mix these two up, but they couldn’t be more different.

🔍 The Home Inspector:

  • Evaluates the condition of the home

  • Looks for issues like roof damage, electrical problems, leaks, plumbing, HVAC, etc.

  • Focuses on safety, repairs, and the home’s functionality

  • Helps buyers understand the true condition of the property

📊 The Appraiser:

  • Determines the value of the home

  • Compares the home to other recent sales

  • Reviews the size, features, lot, location, upgrades, and market trends

  • Does not check the same detailed issues as an inspector

In simple terms:
👉 The inspector checks the home’s health.
👉 The appraiser checks the home’s value.

Both are essential — but for very different reasons.

3️⃣ How Appraisers Determine a Home’s Value

It’s not random. Appraisers use a structured process that includes:

✔️ Comparable Sales (“Comps”)

Recent sales within the same area with similar:

  • Size

  • Bedrooms/bathrooms

  • Lot size

  • Age

  • Features

  • Condition

✔️ Market Conditions

  • Supply and demand

  • Interest rates

  • Days on market

  • Seasonal shifts

✔️ Property-Specific Features

  • Upgrades

  • Renovations

  • Layout

  • Curb appeal

  • School district

  • Location & surrounding homes

The goal is to determine what the home should sell for in today’s market — not what the asking price is.

4️⃣ The Costly Mistake Most Buyers Make

Buyers often assume that:
❌ The appraisal is a negotiation tactic
❌ The bank will adjust things for them
❌ The appraiser will look for repairs
❌ The home will appraise at the offer price

But here’s the truth:

👉 The appraiser’s job is not to help you or the seller.
They work for the bank, not the buyer.

If the home appraises lower than the purchase price, you could face:

  • A price renegotiation

  • Extra out-of-pocket costs

  • A loan denial

  • A lost deal

Understanding the process helps you protect yourself before you make an offer.

5️⃣ What You Should Do to Avoid Expensive Surprises

Here are the smart steps every buyer should take:

✔️ Ask your agent for “comps” before submitting an offer
✔️ Don’t waive your appraisal contingency unless you're 100% prepared
✔️ Know your budget above the appraised value
✔️ Understand the market conditions
✔️ Get both an inspection AND an appraisal
✔️ Choose a lender who clearly explains appraisal rules

Confidence comes from clarity — not guessing.
