It’s a formal evaluation conducted by a licensed third-party company, hired by your bank or lender, to ensure the home’s price matches its actual value.
Why it matters:

✔️ It protects you from overpaying
✔️ It confirms you’re buying a home that matches the loan amount
Without an appraisal, lenders won’t approve your loan.
2️⃣ Appraiser vs. Inspector — Why Buyers Confuse Them
So many buyers mix these two up, but they couldn’t be more different.
🔍 The Home Inspector:
- Evaluates the condition of the home
- Looks for issues like roof damage, electrical problems, leaks, plumbing, HVAC, etc.

📊 The Appraiser:

Both are essential — but for very different reasons.

It’s not random. Appraisers use a structured process that includes:

- Bedrooms/bathrooms
- Lot size
